Site Due Diligence:
This is one of the most important periods for your new home. A survey needs to be done to verify your home will fit properly, soil testing is done, and utilities are verified. This can be completed even before you close on your property.
Plans/Engineering:
This is the first initial phase to begin the process of building your home. Once you have approved your plans, they will be submitted to the truss company for your truss layout and to engineering to receive the final signed and sealed plans.
Permitting:
After the signed and sealed plans are received from the architect or engineer, your full set of plans and other permit documents will be submitted to the building department for review and approval. Some counties require additional approval from other governmental agencies within the building department such as the Engineering Department, Planning & Zoning, and Health Department.
Site Work:
After permit has been approved, site work will be scheduled to begin clearing and scraping your lot to prepare for the stake out of your building pad.
Color Selections:
This is probably the most fun and exciting phase. Your selections are very important for us to have prior to starting construction of your new home. Please know that any changes made in the field while your home is under construction could potentially delay the build. If you are building a home in a Homeowners’ Association, it is crucial for our office to have your exterior selections completed prior to your permit being ready in order to submit the required HOA package for approval to build.
Foundation:
After stake out is completed and the building department has passed our inspections, your foundation will be scheduled to pour. This is an exciting time to finally see construction on your new home.
Block:
Once the slab has been poured, block will be scheduled and walls will be built. This usually happens within one week after slab pour.
Framing:
Framing is the phase where things really start to take shape. In the framing phase, walls and roof structure are built and your roofing material is applied. Windows are also installed during this phase.
Rough Trades:
This term is used for mechanical portions of building including air conditioning, plumbing, and electric. This construction phase is a swarm of activity as plumbing and indoor pipes, ducts, and electrical wiring, outlets and switches are installed.
Interior Finishes:
Insulation and drywall takes place. Walls are insulated and inspected, then the drywall is hung and completed. Once drywall is completed, installation of interior doors and trim take place. You will see many of the selections you made start to come to life. This is when your walls are painted, interior trim installed, flooring, cabinets, and countertops will also be installed.
Interior & Exterior Finishes:
House is touched up for final finishes. Driveway and sidewalk are poured, and landscape starts to be installed. You are almost there!
Final Stage:
During the final stage, finishing touches are added, such as cleaning the windows, floors, baths, kitchen, and so on. Your project manager will meet the inspector for the final inspection to receive your Certificate of Occupancy. You will be called to schedule your final walk through with your project manager to make note of any punch out needed to be done.
After your walk through is complete and Certificate of Occupancy is issued by the building department, you will receive your keys to your brand new home!
